HOA Mgmt Done Wright is a company unique to the industry of Association Management. We Charge a FLAT Monthly Management Fee. A company can be bought and its assets can change hands but manager / client loyalty and trust cannot be bought sold or mimicked.
(All worded in such a way that may sound great but is it really a benefit to the HOA?) Can the manager ethically perform the duties a manager is tasked with? If the In-House Maintenance people mess up a job or over charge, mentioning this over lunch and/or firing them would be uncomfortable to say the least. Not to mention how does a manager get competitive bids when the in-house Contracting Company will obviously know what any other bids are coming in at and adjust accordingly.
HOA Mgmt Done Wright sees all the above as a major Ethics violations and not in the best interest of the Association and it is why we always use outside vendors we know and trust and we don't market any services to homeowners.
Be Aware: that although a Mgmt Firms monthly fee may be low, there is a reason and they will make up for it. A tactic used is offer a low monthly management fee to win contracts, fully aware they will make up for it in other ways and they do it very well.
(There is no extra fee for our services in obtaining bids and coordinating the work, its part of the job)
Part of Managing HOA’s is monitoring the property, reporting any findings to the Board, offering advice on how to handle any issues discovered during property inspections and taking directions from the Board on services they would like to get costs on for either immediate work or for long term planning.
Service Calls and Emergencies: A service call would be a homeowner submitting a work order online or by phone etc. This is the Bread and Butter for most Management Firms. Far too often the Mgmt Company just creates a work order and sends out their maintenance people especially if the Mgmt contract allows them to spend a certain dollar amount without board permission.
A good Manager knows to assess the request for urgency, see if it can be handled later when other repairs are to be done to avoid expensive unnecessary trip charges. HOA Mgmt Done Wright always informs the board before a single dime is spent. Once again, We use outside vendors and do not profit off our HOA’s maintenance expenses or in any of the other countless sneaky tricks used by other firms to generate extra income.
Emergencies: Emergencies happen and experience is key, having the right vendors that know the property and what to do and how to work with insurance companies during and after the first response is key. Bryan the CEO of HOA Mgmt Done Wright has personally seen $10,000 of thousands of dollars wasted because one of the Big 3 Management companies in the metro area never assessed the Unit that caused the emergency the deductible but rather paid the $10,000 from the association funds, and by the time they were fired and Bryan became the manager that owner had moved and the association had to eat that expense. A bright side to this story however is a simple 5-minute phone to call to the insurance company is all it took to collect the $28,000 due to the association on that same water damage claim. The insurance company just needed to know where to mail the checks. This is an example of mismanagement at its finest and its running rampant in Minnesota.
HOA Mgmt Done Wright ONLY uses outside vendors we know and trust. Vendors that have served our Associations for Five (5) years all the way on up to Forty (40) years and still counting. These relationships are extremely valuable to us as a company but more importantly benefits our clients in ways other Mgmt Firms cannot come close to matching. These long working relationships mean quality work, good pricing (discounts in many cases) timeliness, respect and they go the extra mile because of the mutual respect they have for HOA Mgmt Done Wright and all the people in the HOA’s we serve. Its why we have worked together for so long and they truly are a HUGE part of our success. If a specific client likes a certain vendor than absolutely, we would love to work with them. We tailor our services to enhance your property and work with what’s good and have the knowledge and experience to correct what needs to be corrected and so often we discover ways to save money that the previous Management missed completely. So much money is wasted because the bigger the company the more over worked the managers are and less attention is paid to its client’s bottom line because they are more concerned with their own.
